Derbyshire pub with planning permission for nine apartments up for auction

A former public house in the Derbyshire town of Long Eaton is being auctioned with a guide price of £250,000 on 9 February.

Brennan’s Bar at 2 Regent Street has planning permission to be converted into nine pubs.

The vacant freehold property, which was previously a Conservative Club until the early 2000s, lies in a prominent position fronting the northern side of Regent Street within Long Eaton town centre, near to the busy Market Place.

Ian Tudor, joint managing director of the auctions division at Bond Wolfe, said: “This building is a deceptively spacious, three-storey and end-terraced public house with associated living accommodation.

“There is currently a bar, two lounges, a function room, kitchen, stores and toilets on the ground floor, with a landing, bar, office or meeting room, more toilets and stores upstairs and a lounge, kitchen, two bedrooms, bathroom and more stores on the second floor.

“But the property also benefits from planning permission granted by Erewash Borough Council for a change of use to become nine residential apartments with associated external alterations.

“A copy of the planning permission and associated drawings will be available for inspection within the legal pack to interested parties.”

Tudor added: “There are a range of potential opportunities for this building as either a commercial enterprise or as a conversion to residential apartments.

“It is in a popular spot very close to a mix of local and national retailers, bars, restaurants and residential buildings.”

Long Eaton is situated just north of the River Trent, close to the borders of Nottinghamshire and Leicestershire, around seven miles south-west of Nottingham and eight miles south east of Derby.

The former pub is among 159 lots that will appear in Bond Wolfe’s next auction which starts at 9am on Wednesday 9 February.

The auction will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet only.
