Nine-bedroom guesthouse in Sutton Coldfield up for auction

A former guesthouse overlooking open countryside on the edge of Sutton Coldfield will feature at Bond Wolfe’s next auction on Wednesday 20 October.

The nine-bedroomed, detached property known as Highfield Farm, on Farthing Lane in Curdworth, has a guide price of £635,000+.

The building started life as a farmhouse on a working farm before being used as a guesthouse and it could easily be converted back into a family home.

The auctioneer felt this property could be subject to some competitive bidding.

Ian Tudor, joint managing direct auctions at Bond Wolfe, said: “This large, attractive property lies within landscaped grounds and comes with a swimming pool.

“It’s unusual in that it both overlooks open countryside and yet has excellent access to the Midlands’ motorway network via junction 9 of the M42.

“This two-story dwelling has for many years served as a family residence for the current owner, together with guest rooms, and once served as a successful guest house.

“The property has a large extension to the rear and outbuildings, and with some simple reconfiguration it could be once again become a large private residential dwelling.”

The ground floor currently has an entrance hallway, understairs toilet, three double en suite bedrooms, two reception rooms, a dining room, a spacious kitchen with another dining area, a conservatory and stores.

Upstairs is a landing leading to five more double bedrooms, mostly en suite, one single bedroom and a large family bathroom.

Outside there is a brick paved in-and-out driveway with gardens, a lawned area to the side with mature fruit trees and fishpond, and a rear patio area with a swimming pool.

There is also a large detached building currently used as a snooker room with a bar and toilets, and two other outbuildings which provide useful storage space.

The former guesthouse is one of a total of 188 lots that will appear in Bond Wolfe’s next auction, which starts at 9am on Wednesday 20 October. The auction will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet only.

Tudor added: “We are expecting competitive bidding for this unusual property which could become a very desirable family home.”
