SDL to hold biggest ever August auction



SDL Property Auctions will break the record for the biggest August property auction in the UK for the second year running.

Its National Property Auction will take place on 26 August, with its digital catalogue featuring more than 200 lots.

Notably it will be the final chance to profit from the stamp duty holiday, as the minimum threshold will revert from £250,000 to £125,000 for properties completing from October.

Andrew Parker, managing director and auctioneer said: “Summer will be over before we know it and stamp duty will return to normal.

“However, there is still time to beat the stamp duty holiday deadline as, thanks to the speed and efficiency of auction, properties sold in our August live-streamed auction will complete before the end of September.”

Properties with guide prices under £250,000 include two cottages in South Derbyshire.

5 Main Street

In Findern a double-fronted period cottage close to the village green is offered for sale in partnership with Hannells with a guide price of £200,000+. 5 Main Street features a spacious lounge with log burner, separate dining room, fitted farmhouse kitchen, three bedrooms and a low-maintenance courtyard garden with useful outhouse.

1 Milton Terrace

Meanwhile 1 Milton Terrace in Willington Road – which has two double bedrooms and driveway parking – has a guide price of £137,000+. The cottage has been modernised, while retaining wooden flooring, a fireplace and wooden doors.

Parker added that the properties have kerb appeal, and are strong examples of how auctions have evolved to embrace a wider variety of properties.

Church View

There’s also a cottage on sale in the West Midlands, at Church View, Swan Lane in Upton Warren, Bromsgrove. The one bedroomed semi-detached property backs onto open fields and features beamed ceilings and an inglenook fireplace. A detached garage provides the opportunity for conversion to a home office or additional bedroom, subject to planning permission. It has a guide price of £178,000+.

55 Worsley Avenue

Further north, there is a period property in Manchester. With a guide price of £150,000+, 55 Worsley Avenue is a semi-detached house offering a spacious living room, a fully integrated kitchen with an open-plan dining room space, four double bedrooms, as well as a large private rear garden.
